Supporting Structure
Garages can have obvious problems and less obvious problems. Any apparent alterations to the supporting structure, for instance the trusses, require the approval of a structural engineer or architect. The same for any joists, cross beams, or load-bearing walls. A typical roof truss should only placed weight on exterior walls and if they touch interior walls it could be a problem.
Connectors and Fasteners
In garages that are partially or completely unfinished with sheet rock you can examine metal connectors and fasteners easily. (Hangers and deck screw.) If the garage is finished, there is usually an attic access that allows for inspections of the trusses, fasteners and interior of the roof.
Type of fasteners used is also important. We have seen gold deck screws in garages that are designed to guard against withdrawal, but connectors for joists and hangers are meant to resist shear forces. Deck screws are not effective for shear resistance and can snap.
Wiring
In addition to connections, another common problem in garages is electrical wiring. Any appliances in the garage must have their cord plugged directly into an appropriate outlet. Extension cords are not safe as a permanent wiring connection for a device or appliance. Finally, any electrical outlet or receptacle MUST be GFCI protected. There are no exceptions to this requirement for safety reasons.
Moisture Damage
Garages can be particularly susceptible to mold and mildew. This is usually obvious on a visual inspection and will need to be dealt with by the owner as it can indicate an ongoing moisture problem. Of course, any damage or staining to sheetrock or joists and studs will have to be repaired.
Garage Doors
Garage doors can also be a cause for concern. Do they open and close easily? Do they form a tight seal? Is there any visible rust or damage?
